Strong returns driven by asset management
On 23 June Urban Logistics REIT published its annual results for the year to 31 March 2022. Over the financial year, the fund’s EPRA NTA per share rose by 23.9% from 152.33p to 188.78p. The EPRA NTA total return was +28.9%, exceeding the 10% to 15% p.a. target. The valuation of the property portfolio increased by 25.4% on a like-for-like basis over the period. Adjusted earnings per share for the 12-month period were 6.71p, down from 6.76p in the previous year, with the decline due to the cash drag effect of share issuance and the impact of paying a full year of interest on the increased debt facilities. Dividends totalling 7.6p per share have been declared in respect of the year, in line with the previous year. The fund is on track to be fully deployed in the first half of the current financial year, which would enable full dividend coverage on a run rate basis.
